What is DispoSignals?

DispoSignals is a data-driven tool built directly into Left Main CRM that helps real estate investment teams evaluate pricing, analyze market demand, and identify likely buyers—without ever leaving the platform.

It helps your team answer three critical questions on every deal:

  • What is this property worth?

  • Who is most likely to buy it?

  • What exit strategy makes the most sense?

DispoSignals brings together five components—Investor Activity, Investor Comps, Retail Comps, CRM Comps, and Buyer Search—into a single workflow designed for both acquisitions and dispositions teams.

How is DispoSignals different from DealSignals?

DealSignals helps your team identify seller opportunities and acquisition leads. DispoSignals focuses on the disposition side—evaluating pricing, analyzing investor demand, comparing comps, and identifying buyers. Together, they support the full investment lifecycle from acquisition through disposition.


What does DispoSignals include?

Will we get results in non-disclosure states?

Results may be more limited in non-disclosure states where public transaction data is restricted. DispoSignals uses the best available data for every market, but coverage varies by county.


Investor Activity

What is Investor Activity?

Investor Activity gives you a high-level view of investor purchase patterns and market demand near a subject property. It helps you understand whether investors are actively buying in a market, how much activity there is, and what pricing trends look like—before you commit to a deal or outreach strategy.

It is best used during the Opportunity stage for research, pricing validation, and deal evaluation.


What information does Investor Activity show?

  • Investor purchase activity near the subject property

  • Nearby transaction trends and market demand indicators

  • Recent investor buying patterns in the area

  • Proximity-weighted results prioritizing the most relevant nearby activity

Note: Investor Activity does not include buyer names or contact information. It is a market research tool, not an outreach tool. Use Buyer Search when you are ready to identify and contact specific buyers.


How are Investor Activity results ranked?

Results are prioritized by proximity to the subject property and recent investor transactions. The search begins close to the property and automatically expands outward in lower-density or rural markets to return a meaningful set of results.


Can Investor Activity help identify changing market conditions?

Yes. By running Investor Activity on deals over time, your team can track shifts in investor buying patterns, identify markets where activity is increasing or slowing, and adjust pricing and outreach strategies accordingly.


Does Investor Activity include financing method data?

No. Financing method details are not included in Investor Activity results. Financing information is available within Buyer Search results.


Comps

What are the three comp types and how do they differ?

Investor Comps show comparable transactions from active investors—what investors are actually paying for similar properties in the market. Use these to evaluate as-is investor pricing and understand acquisition behavior.

Retail Comps show traditional market comparable sales. Use these to evaluate end-buyer pricing, after-repair value (ARV), and retail exit potential.

CRM Comps pull from your organization's own historical transaction data in Left Main CRM. Use these to benchmark a deal against your own past performance and pricing history.

Using all three together gives you the most complete picture of how to price a deal and which exit strategy makes the most sense.


What is the difference between Investor Activity and Investor Comps?

Investor Activity is a broad market view—it shows overall investor demand and buying patterns near a property based on proximity and recent transactions. It answers the question: "Are investors buying in this market?"

Investor Comps are property-specific—they filter by comparable characteristics like bedrooms, bathrooms, and square footage to show what similar properties actually sold for. They answer the question: "What should this specific property be priced at?"

Use Investor Activity to evaluate market demand; use Investor Comps to evaluate pricing.


What information is included in comp results?

All three comp types display an estimated price range (low, average, and high) based on the comparable transactions selected. In addition, Investor and Retail Comps may include: property address, transaction price, transaction date, and comparable property characteristics. CRM Comps may include: historical transaction data, prior pricing, and related internal deal history

Note: Comp results do not currently include financing method information.


How is the comp data sourced?

Comp data is sourced from county records, public transaction data, and trusted third-party providers, in addition to your CRM transaction history for CRM Comps. Available data coverage may vary by market and county.


Do CRM Comps consume credits?

No. CRM Comps use your organization's own data and are unlimited. The more transaction history your team builds in Left Main CRM, the more valuable CRM Comps become over time.


How does DispoSignals improve pricing accuracy?

DispoSignals separates investor and retail pricing into distinct views, filters for property-specific comparable sales, and applies logic to reduce the impact of outlier transactions. This produces tighter, more relevant pricing ranges—especially compared to relying on a single blended comp view.


What does Buyer Search do?

Buyer Search generates a targeted list of likely buyers for a specific property—directly inside Left Main CRM. Results include buyer names, SkipTrace contact information, transaction history, financing method, and investment activity, all ranked by how relevant each buyer is to the property.

From Buyer Search, your team can create Contacts, add buyers to Interested Buyers, and click-to-dial.


How are Buyer Search results ranked?

Results are prioritized by historical purchase activity, property similarity, market proximity, and recent transactions. The system deprioritizes one-time buyers and focuses on active, repeat investors who are most likely to be relevant to your property.


What filters are available in Buyer Search?

  • Property type

  • Buyer type: flippers or landlords

Applying filters helps ensure your buyer list matches the property type and your disposition strategy.


What information is included in Buyer Search results?

  • First Name, Last Name and/or Entity name

  • Contact information (phone, email via SkipTrace)

  • Buyer Type (Flipper vs Landlord)

  • Property details (Beds, Baths, Sqft, Property Type)

  • Purchase Price, Purchase method (Cash vs. Financed) and Purchase Date

  • Sale Price and Sale Date (for Flippers)

  • Miles

  • Actions

Certain details may vary depending on available market data.


How is Buyer Search different from Investor Activity?

Investor Activity is for market research—it shows demand trends and investor patterns but does not include identifiable buyer information. Buyer Search is for outreach execution—it returns specific buyers with contact data so your team can take action.

The recommended sequence is: run Investor Activity first to validate demand, then run Buyer Search when you are ready to contact buyers.


What is the Internal Buyer List?

The Internal Buyer List surfaces buyers already in your CRM who have previously shown interest in similar properties, submitted offers, or engaged with transactions in the same market. It is a great starting point before running a broader Buyer Search.

  • The Internal Buyer List does not consume credits—it uses your existing CRM data

  • Most teams review internal buyers first to prioritize warm leads before expanding outreach


Can I create CRM records directly from Buyer Search?

Yes. You can create Contacts and Interested Buyers directly from Buyer Search results with a single action. Lead Source is automatically set to "DispoSignals" for tracking purposes. The system checks existing records before creating new ones to prevent duplicates.


How should I use Contacts vs. Interested Buyers?

Contacts are best for initial outreach. Interested Buyers are used once a buyer is actively engaged in a specific disposition.


Can I click-to-dial buyers from inside DispoSignals?

Yes. Buyer Search supports click-to-dial directly within the platform.


Can Buyer Search help us build a long-term buyer database?

Yes. Every Contact and Interested Buyer created from Buyer Search can be added to your internal buyer database. Over time, this strengthens your Internal Buyer List, improves future outreach, and increases the value of DispoSignals the longer your team uses it.


Pricing & Credits

How much does DispoSignals cost?

DispoSignals is included with Enterprise Edition. For Launch and Starter customers, it is available as a paid add-on subscription. Contact your Account Executive or Customer Success Manager for current pricing.


What are the monthly usage limits?

  • Investor Activity: 100 credits/month

  • Investor Comps: 100 credits/month

  • Retail Comps: 100 credits/month

  • Buyer Search: 20 credits/month

  • CRM Comps: Unlimited

  • Internal Buyer List: Unlimited

Credits reset on the 1st of each month and do not roll over. CRM Comps and the Internal Buyer List are always free because they use your own CRM data.


What counts as a "credit"?

A credit is consumed each time a user clicks “Run” for Investor Activity, Investor Comps, Retail Comps, or Buyer Search against a property address. Re-running the same search counts as an additional credit. Search results are saved within the platform so you can reference them without re-running.


What happens when our credits run out?

Once monthly limits are reached, additional searches cannot be executed until the next billing cycle or until additional credits are added. The platform shows real-time credit usage so your team can monitor consumption before reaching limits.


Can we purchase additional credits?

Yes. Additional credits can be purchased through Left Main. Contact your Account Executive, Customer Success Manager, or Support for options.


Setup, Access & Troubleshooting

How do I get access to DispoSignals?

DispoSignals access must be enabled by Left Main. Contact your Account Executive, Customer Success Manager or Support to request access.


What permission levels are available?

Left Main DispoSignals Admin

  • Access to: Everything DispoSignals User can access, plus DispoSignals runs object and product authentication

Left Main DispoSignals User

  • Grants access to: Investor Activity, Retail Comps, Investor Comps

Left Main Dispo User

  • Grants access to: CRM Comps, Internal Buyers Lists, External Buyers Lists


Why am I not getting the results I expected?

A few common causes:

  • Restrictive filters that are narrowing results too much—try adjusting or removing filters

  • Low investor activity in that specific area or market

  • Mismatched property type selection

  • Incomplete or unrecognized property address

Adjusting filters and confirming the property address are the best first steps. If results remain unexpectedly limited, contact Support.


What should I expect after running a search?

Most searches complete within a few seconds. Buyer Search may take slightly longer due to SkipTrace enrichment. You will see a loading indicator while the search processes.

Results are saved in the platform after each search, so you can revisit them without re-running.
